Absolutely, and we highly encourage you to learn this valuable trade. There is a definite learning curve you will have to put yourself through, but the rewards of becoming a developer far outweigh the work it takes to get there.
There are very definite steps required to get a development application submitted and then approved. These vary depending on you local council, the current zoning of your land and various other factors. But the basic steps will be similar to this in general.
- Self assessment of the site and what you intend to do with it.
- A consultation with the planning section of your council.
- Appointment of various specialists to complete the various reports that will need to accompany your application.
These may include Surveyor, Geological, Ecological, Bush Fire and of course the plans of what you are proposing to submit.
Other reports may be required.
You may also appoint the surveyor or another specialist to help you with the first application or a few times, until you become very familiar with the process.
You will certainly be faced with challenges, but at the end of it all, you will find yourself quite a professional in this field.
As in any venture, there is always a risk involved. But by carrying out a thorough feasibility report as your first investment, this is money well spent and in fact a very smart due diligence of your valuable time and money.
We always encourage anyone to work out how they can learn and compete the development process themselves. But as we also had to do, learning from those that have already been through and are experienced in the process is not only a good investment, but it will save you enormous amounts of wasted time.
The maxim applies to this process. You can keep on trying and learn from your mistakes, or you can be shown the right way one time and then know how to do it.
